1.) A FL state license only sets a minimum standard. Much like being up to code, any less would be illegal. DO NOT hire a home inspector who is not certified by the International Association of Certified Home Inspectors (InterNACHI). Other home inspection organizations, societies, & associations simply sell memberships & have no entrance requirements, no continuing education requirements, no code of ethics, etc.
2.) Most inspectors do not inspect the entire house. Several important areas or components are often skipped, such as the following:
o Pest Inspection
o Chinese Drywall
o Appliances
o Irrigation System
o Aesthetic Issues
o Infrared Scan
o Pool, pool deck, pool enclosure, pool equipment
o Well water equipment
o Seawall, dock, boat lift
Additionally, many inspectors pride themselves on doing Visual Inspections without any tools. They inspect the roof top from the ground, they don’t climb ladders, operate controls, open main electric panels or A/C panels, etc. They’re not really inspecting, they’re just looking around.
3.) Many Home Inspectors will gladly take your money rather than explaining that you don’t always need a 4 Point Insurance Inspection, or a Wind Mitigation Inspection. 4 Point Inspections are typically required for homes over 20 years old. Additionally, Wind Mitigation Inspections are usually only required for homes built before 2002. There are exceptions, but it’s worth a quick call to your Insurance Agent.
