Home Inspection FAQ — Sherlock Home Inspections | Florida

Question 1

How long does a home inspection take?

Accepted Answer

We're pretty efficient at what we do, but we're going to take as long as we need to conduct a thorough inspection. Most standard home inspections take 2–3 hours depending on the size and condition of the property. Larger homes or those with additional services like pool, well, seawall, mold, etc. may take longer.

Question 2

Should I be present during the inspection?

Accepted Answer

While some inspectors prefer otherwise (red flag), we strongly encourage buyers to attend. Being there allows you to ask questions in real time, see issues firsthand, and better understand the report when it arrives. Sellers typically do not attend buyer inspections.

Question 3

When will I receive my report?

Accepted Answer

Once the inspection is completed, reports go out within 24 hours. Usually early the next morning - not days later. Air & Water Quality Inspections are the exception - results usually take 72 hours.

Question 6

How quickly can you schedule an inspection?

Accepted Answer

We can typically have an inspector on site within 24 hours of your call. We serve 39 counties throughout Florida and keep our schedule flexible to meet your timeline.

Question 7

Do you offer bundled inspection packages?

Accepted Answer

Yes. Many clients combine a standard buyer's inspection with 4 Point & Wind Mitigation Inspections for insurance + sometimes Air or Water Quality Inspections to save time and money. Call us to discuss the right combination for your situation.

Question 8

What is a 4 Point Inspection and do I need one?

Accepted Answer

A 4 Point inspection evaluates the four systems Florida insurance carriers care most about: roof, electrical, plumbing, and HVAC. Most insurers require one for homes over 10 years old if you're getting a new insurance policy or renewing an old one, you likely need this inspection.

Question 9

What is a Wind Mitigation Inspection?

Accepted Answer

A wind mitigation inspection documents how well your home resists hurricane-force winds. Most Florida homeowners can receive significant discounts on their homeowner's insurance — sometimes hundreds of dollars per year.

Question 10

Do you inspect new construction homes?

Accepted Answer

Absolutely. New construction doesn't mean defect-free. We inspect new builds at key phases to catch issues before they're covered up by concrete, framing, or drywall, and again at Final Construction just before closing. An 11-month Pre-Warranty Expiration Inspection is also critical before your builder warranty expires.

Question 11

How far do you travel for inspections?

Accepted Answer

We cover 39 counties throughout Florida. We're not in the Panhandle or the Keys, but our team is ready to inspect everywhere in between.

Question 12

What if the inspection finds major issues?

Accepted Answer

Finding issues is the whole point. Our report documents everything clearly so you can negotiate repairs with the seller, request concessions or a price reduction, or make an informed decision about whether to proceed. Knowledge is power.

Question 13

Can I use the report to negotiate with the seller?

Accepted Answer

Yes — and many buyers do. A detailed inspection report is one of the most powerful negotiating tools in a real estate transaction. Your agent can use it to request repairs or credits before closing.

Question 14

Do you offer re-inspections after repairs?

Accepted Answer

Yes. If necessary, but if repairs are conducted by a Licensed professional you may not need a re-inspection - especially if they offer a warranty. If you do need us, we're here for you! We can return to verify the work was completed properly before you close. Call us to schedule a re-inspection.
